近期頻繁發生的電梯安全事故引發了外界極大關注,也折射出當前電梯行業發展亂象。過去十幾年得益於房地產的高速發展,電梯需求量與日俱增,迎來了發展的黃金時期,不過隨著國內經濟下行,房地產萎靡,電梯行業發展進入瓶頸期。中國電梯產量出現過剩,國內外電梯品牌為了賣出更多的產品不得不降低銷售價格,這帶來了電梯質量、安裝質量以及售後維保等一係列問題,從而進一步惡化電梯行業發展環境。

Elevator brands at home and abroad have to reduce sales price in order to sell more products, which brings a series of problems such as elevator quality, installation quality and after-sale maintenance, which further worsen the development environment of elevator industry.


目前我國已成為世界範圍內電梯保有量、年產量和年增長量第一大國,國內電梯保有量從2001年的30多萬台迅速增長到2015年的360萬台,過去的五年間我國電梯的產銷量都在以15%—20%的速度增長。但與此同時,電梯安全問題卻層出不窮,僅2014年內上報的電梯事故死亡人數就高達36人。

奧的斯、迅達、蒂森克虜伯、通力、三菱、日立、東芝、富士達等美歐日係合資品牌以及康力、嘉捷、博林特、廣日等四大上市國有品牌和其他小品牌電梯製造商共同構成了我國電梯行業格局。2014年8家合資品牌在中國的銷售量是25萬到30萬台,國產四大上市品牌合計銷售約15萬台。而剩下的其他企業銷售量為10萬到15萬台,這其中銷量最大的15000台左右,而銷量最小的僅有20多台。

隨著房地產市場不斷萎靡,價格戰成為了行業競爭的主流方式。據業界透露,2014年降價可能還隻涉及國產品牌,今年則是包括外資品牌在內的全線品牌都在降價。受價格戰波及,一些小品牌電梯生產廠家將麵臨倒閉的結局。除此之外,價格戰也將暴露電梯質量、維保等係列問題,易滋生電梯安全事故風險,這需要引起重視。

一份調查顯示,在諸多導致電梯安全隱患的因素中,電梯製造質量問題占16%;保養和使用造成安全隱患高達60%。在電梯安全問題頻繁發生的當下,電梯維修保養行業也備受關注。

國家質檢總局頒布的《電梯使用管理與維護保養規則》規定,正常使用的電梯每月至少要維修保養兩次,另外每季度、每半年與每年都需要各進行一次大型維保;《特種設備安全條例》也規定,電梯應該至少每15日進行一次清潔、潤滑、調整和檢查。然而,現實是一些物業公司為了壓低價格,往往沒有按照規定進行維護,電梯安全隱患就此產生。在電梯事故頻發的背景之下,預計電梯維保行業將進入深度調整時期,優質的服務應成為電梯維保行業市場競爭的重要環節。

目前我國電梯每年增長50萬——60萬台,按照這個發展速度,我國每年需要2萬——3萬人增加到維保隊伍中,同時安裝人員也每年需要增加1萬人左右,安裝維保年增加總額該在3萬——4萬人,而實際2014年新增的安裝維保人員不超過1萬人。鑒於安裝和維保人員缺口過大,未來電梯維保專業人才將成為發展重點。
